Formation date: November 18, 2013 — just one day before the Hawaii BREG registration (Nov 19) and 17 days before the Dec 5, 2013 property acquisition + Freddie Mac mortgage. This timeline fits the textbook pattern for a Freddie Mac multifamily CMBS special-purpose entity: formed solely for one transaction, with no other business or liabilities. Delaware registered agent is The Corporation Trust Company at 1209 N. Orange Street, Wilmington — the most famous registered-agent address in American corporate law, used by Fortune 500 subsidiaries. The §1 dossier card on the MBR LLC page previously presented case 2DRC-25-0002662 (Nov 2025) as a single "smoking gun." Re-audit identified three verbatim "MAUI BEACHFRONT RESIDENTIAL, LLC dba Sunset Terrace" court captions across the dossier: 2DRC-19-0000079 (Oct 2019), 2DRC-23-0000529 (Apr 2023), and 2DRC-25-0002662 (Nov 2025). Reframed as a continuous-pattern finding: the dba pairing has been the property's standard court-filing identity for 6+ years.
