The location really is incredible — you're right on the west side of Maui, minutes from the beach. The unit itself had "charm." The kind of charm where you start to understand the word "character" in a whole new way. Maintenance eventually came. It was a journey.
When I moved out I submitted a thorough move-out inspection checklist, took timestamped photos of every corner of the apartment, and sent a formal written dispute. I want my deposit back. You know who you are. You know what you did. The Hawaii Attorney General also knows.
It's Maui. You're surrounded by 13 acres of tropical landscape. The sunsets are genuinely breathtaking. Then you come inside and the AC makes a sound like a dying seal and you find the maintenance request you filed in January still marked "pending." Three stars. Maui still slaps.
Management described the hot tub as "being serviced." I have been here two years. The barbecue area was nice, though.
I lived here for three years. The walls are thin, the water pressure is a suggestion, and the "early termination fee" language in the lease should be reviewed by an attorney before signing. That said: Lahaina. West Maui. The light at 5pm is something from another world. Four stars.
I submitted a complaint to the Maui County Office of Consumer Protection. I notified the Hawaii Legal Aid Society. I have everything documented. My advice: take photos on move-in day. CC yourself on everything. Know that Hawaii Revised Statute §521-44 exists.
I've lived in a lot of places. Never had a building where I knew the responding officers by first name within the first month. Officer Kealoha is genuinely a great guy. Very professional. Has been to our complex so many times he knows which unit the noise is coming from before dispatch even finishes the address.
On the bright side, you always feel watched over here. Blue lights in the parking lot at 2am, 3am, sometimes 4am — very consistent presence. Management calls it a "safe community." Technically not wrong. If you see something, you will absolutely hear about it through the walls.
One thing I will genuinely say: the maintenance guys are fantastic. Kind, professional, actually know what they're doing. My sink got fixed same day once they finally got the green light. The issue is never them — it's the three weeks of radio silence from the office before they're allowed to touch anything. If management got out of the way, this place would run fine. They don't.
Stove stopped working in February. Management said parts were ordered. March: still waiting. April: "vendor rescheduled." May: maintenance crew finally got what they needed, fixed it in two hours flat. The crew was great. I cooked on a hot plate for three months. Under HRS §521-42 that's not legal. I know that now.
Refrigerator died in the middle of summer. Lost a week's worth of groceries. Management said it would be "addressed within 3 days." Six weeks later the maintenance guys showed up, apologized on behalf of everyone, and had a new unit running within the hour. They clearly felt bad about the wait. That's because the wait was not their doing. File everything in writing. Day one. Time-stamped.
I want to be clear that whenever maintenance actually came, they were professional, fast, and genuinely good at their jobs. The issue is the months between "we've submitted your request" and them showing up. Management controls that timeline. The crew does not. Three stars: two for Maui, one for the maintenance guys, zero for the rest.
Management told me the unit had been "freshly inspected and fully repaired" before move-in. I found three things broken on day one, a mold patch behind the bathroom door, and a note from the previous tenant that simply read "good luck." I should have listened to the note.
I asked management point-blank: "Has this ever happened before?" They said no. I later spoke to three former residents in the same week who described the exact same situation, word for word, charge for charge. Management has a script. The script is very practiced. Do not be comforted by how confident they sound.
When I disputed a charge in writing, management said they had "no record" of the original conversation. I had the original conversation in writing. I sent them the email they sent me. They said they would "look into it." That was the last I heard. Keep every single email. Screenshot everything. They are counting on you not having receipts. Have receipts.

Any charges applied to your account are accurate, lawful, and supported by documentation that exists. All maintenance issues reported to our office have been logged in our system, which is a system that exists. The hot tub is being serviced. We have been saying this for some time and we stand by it with the full force of our sincerity.
Regarding move-out inspections: our team conducts thorough, professional assessments of every unit. If you were not present, that is because you were not notified, and if you were not notified, that is because the process does not require it, and if you believe the process requires it, we encourage you to re-read your lease, specifically the sections that are most favorable to us.
We take all resident concerns seriously. We have noted your concern. It has been escalated to the appropriate party. The appropriate party is aware. We will follow up with you shortly. "Shortly" is not a defined term in this context.
